For everyone who is buying a home with poor credit the journey can seem difficult and you’re often tempted to look into the shadows when you get a lot of “no’s” from those leading mortgage lenders or bankers. Other alternatives might be overlooked due to the fact that the buyer does not realize they exist and that it is possible to deal with others, rather than mortgage companies and regular banks, without falling down to the level of listening to the loan sharks, who speak a great story, but often fail to come through. For first time home buyers with bad credit the options put forward by the loan sharks seem to be the answer to their dreams. After all, the thought of being out on the street without somewhere to live, living in substandard accommodation or imposing upon well-meaning friends is horrific. These thoughts often turn the most sensible individual upside down and cause them to consider unrealistic options, put to them by people who don’t have their ideal interests at heart.

Wherever there’s opportunity, the unscrupulous among us gravitate. It seems that they come out of the woodwork like termites, determined to deliver a nasty shock to the unsuspecting. When people are vulnerable it seems that they’re less able to look after themselves and this is the time when criminal elements of society tend to thrive, carving out a big profit for themselves. When people are emotionally challenged they tend to be more open to suggestion and may listen to those who don’t necessarily have their interests at heart. Loan sharks fall into this category and will proliferate in times of recession, when many people are becoming almost desperate to take action. Why is it that there are certain elements among us who prey on other victims? It would be nice to think that we have the ability to all live in a world where everything is above board and all celebrations can be satisfied. It’s a sad indictment of our society that we’ve so many attorneys to choose from. This just shows how litigation is an unfortunate fact of life. Just pick up a yellow page directory and marvel at the page after page, after page of listings for attorneys!

In our current economy, buying a home with poor credit is entirely possible, may be completed without resorting to substandard agreements, can be totally secure and long-lasting. Land contracts are a popular option in many parts of the Midwest and certainly all over Michigan. The key to land contracts is flexibility, with the terms involved completely negotiable between the seller and the buyer, so that acceptable terms can be hammered out and not restricted by all kinds of red tape, typically contained in regular bank inspired loans. Many land contracts are for short to medium term agreements and allow the buyer to establish a payment history and build their finances to a point where they can think about other options for the long-term, should they wish. Sharks are only interested in themselves, not in your future and will often put verbiage into any contract that can cause serious problems for the buyer sometime in the future. An independent, established expert should be consulted before you consider getting into any agreement, or any major financial buy in the real estate business.
